LVP Flooring: Why It Became So Popular and Where It Falls Short

If you've gotten any kind of flooring quote in the last five or six years, you've heard about LVP. Luxury Vinyl Plank. It's everywhere, and there's a reason for that. But there's also a reason some homeowners end up disappointed after they install it. Let's talk about both.


So Why Did LVP Take Over the Flooring World?


Honestly? Because it solved a lot of real problems at once. Before LVP really took off, homeowners basically had to choose between hardwood (beautiful but expensive and high-maintenance), laminate (cheap but hates water), or tile (durable but cold and hard underfoot). None of them were perfect.


LVP came in and said: what if your floors could handle a dog, a toddler, a spilled glass of wine, and still look like real wood, for less than half the price of hardwood? South Jersey homeowners especially took notice. We've got humidity in the summer, older homes with subfloor quirks, and a lot of families with busy households. LVP fits that lifestyle really well.


Here's why it caught on:

  • 100% waterproof (the real stuff, not just water-resistant). Great for bathrooms, kitchens, and basements.

  • Tough wear layer that holds up to scratches, scuffs, and pet nails better than hardwood or laminate.

  • Floats over imperfect subfloors without all the prep work hardwood requires.

  • Realistic wood looks. Some of the newer stuff genuinely fools people.

  • Lower cost per square foot than hardwood, and faster to install.


For a lot of homes it's a genuinely great choice. We've installed it in plenty of homes and seen it hold up really well when it's the right fit.


Where LVP Falls Short (And Nobody Really Talks About This)


Here's where we're going to be straight with you, because we'd rather you go into a project knowing the full picture.


1. It's not real wood, and you can sometimes tell. The look has gotten really good, but the feel underfoot is different. LVP has a slight hollow sound when you walk on it, especially over a floating installation. Some people don't notice or don't care. Others find it annoying once they tune into it. If you're coming from solid hardwood, it's a noticeable difference.


2. It can dent under heavy, concentrated weight. LVP is scratch-resistant but it's not indestructible. Piano legs, refrigerators, furniture with thin feet, these can all leave impressions over time. Use furniture pads. Seriously.


3. Temperature and expansion matter more than people expect. LVP expands and contracts with temperature changes. In a space that gets really hot in summer (like a sunroom or a screened-in porch) you can run into issues if it's not installed with the right expansion gaps. New Jersey summers are no joke, and we always plan for that. Not every installer does.


4. Not all LVP is the same quality. This one's huge. The price range on LVP goes from about $1.50/sqft to $7+ per square foot, and there's a real reason for that difference. Thinner wear layers wear out faster. Cheaper cores can telegraph subfloor imperfections. If you're grabbing a box deal from a big box store, make sure you know what you're getting. We always talk through product options with our clients before recommending anything.


5. Resale value isn't quite the same as hardwood. If resale value is a major factor for you, real hardwood still wins in the eyes of most buyers and appraisers. LVP is a solid upgrade that won't hurt your resale, but it won't add the same premium that site-finished hardwood does. Worth knowing if you're planning to sell in the next few years.


Our Honest Take for South Jersey Homeowners


LVP is one of our most-requested flooring installs, and we're happy to do it. When it's the right product for the right space, it's genuinely excellent. Basement renovation in Haddonfield? LVP is probably your best friend. High-traffic kitchen in Medford? Great call. Master bedroom where you want that real hardwood warmth? We'd probably steer you toward engineered hardwood instead.


The key is matching the product to the space and your lifestyle, not just going with whatever's trending. That's what we try to do on every project.
